Valuation Reports

A residential valuation report is a brief report that involves an inspection of the property taking into account the tenure, age, type, accommodation, siting, amenities, fixtures and fittings and features of the property and highlighting any serious faults or failings, but it is not a building survey. It is based on a limited inspection and simply provides an opinion of the market value of the property. It will not involve reporting on disrepair items unless they are essential enough to affect value or saleability. Our valuation reports are adequate if you only require information about the property value and do not require detailed information about the condition of the property.

The Market Value is as defined in the Royal Institution of Chartered Surveyors (RICS) Valuation Standards as " the estimated amount for which a property should exchange, on the date of valuation, between a willing buyer and a willing seller, in an arm's-length transaction, after proper marketing wherein the parties had each acted knowledgeably, prudently and without complusion".
