The RICS Homebuyer Report is a survey of a residential property set-out in a standard format prescribed by the Royal Institution of Chartered Surveyors (RICS) to provide and opinion of the state of repair and value of a residential dwelling. It is suited to conventional properties that are apparently in a reasonable condition. It is priced mid-range – more expensive and detailed than a Valuation Report, but cheaper and less detailed than a Building Survey.
The RICS Homebuyer Report provides commentary on individual elements of the interior and exterior of the property including chimneys, roof coverings, rainwater goods, main walls, windows, conservatories and porches, roof structure, ceilings, floors, fireplaces, built-in fittings, woodwork and bathroom fittings with a general comment on the electricity supply, gas, water, heating and drainage with summaries of the risks to the building, grounds and people and statement as to opinion ofthe agreed purchase price and/or market value.
It is produced in a standard format with the main objectives of giving client professional advice to assist them in deciding whether or not to proceed with the purchase, assess what price would be reasonable, to take account of any repairs or replacements the property needs and to be clear what decisions and actions should be taken.
Any defects that the surveyor considers do not need repairing or replacing, or any minor matters that do not affect the value of the property, are generally not included in the report.
The report will include the Market Value of the property and a reinstatement cost assessment of the property for buildings insurance purposes.
